Foundation repair in Wylie, TX
Wylie is the newest of the three cities we serve. The median Wylie home was built in 2006, and about two in three went up between 2000 and 2019. That means a lot of houses are coming out of builder warranty and facing their first real foundation question, on some of the most expansive clay in North Texas.
We connect Wylie homeowners with one local foundation contractor. You call or send a short form, and one company calls you back.

From Nickelville to a lake-country suburb
Wylie started out as Nickelville and was renamed in 1886 for W. D. Wylie, a railroad agent. Lake Lavon sits about five miles north, and the North Texas Municipal Water District is headquartered here. By 1990 the city had spread south into Rockwall and Dallas counties, and most of today's housing came after that.
What's under Wylie homes
| Part of town (sample point) | Mapped soil (USDA) | Shrink-swell |
|---|---|---|
| Downtown | Houston Black clay, 0–1% slopes | Very high (LEP ≈ 12%) |
| Southwest, along a creek | Tinn clay, occasionally flooded | Very high (LEP ≈ 11%) |
| North Wylie | Ferris-Heiden clay, severely eroded | Very high (LEP up to ≈ 17%) |
USDA map units at sample points; your lot can differ, especially where builders brought in fill.
Tinn clay is a creek-bottom soil, so homes near the creeks should pay extra attention to how water drains off the lot. Ferris-Heiden on the eroded slopes north of town is among the most expansive soil in the area.
Newer houses, different questions
- Post-tension slabs. Many 2000s and later homes have post-tensioned slabs with steel cables in the concrete. Repairs still usually mean piers, but the contractor needs to know where the cables run. Don't drill or cut into a post-tension slab yourself.
- Builder warranty. Many new-home warranties cover major structural defects for longer than everyday workmanship items. If you still have one, check it before you pay for repairs yourself.
- Drainage and grading. Newer lots are often tightly spaced, and fences, flowerbeds and patios added after move-in can change how water drains. On Houston Black clay, that's often where problems start.
- Young trees grow. A tree planted when the house was new can be big enough by year 15 to dry out one corner of the slab.
Wylie homes by age
- About 40% built in the 2000s and 28% in the 2010s
- Median year built: 2006, the newest of Rockwall, Rowlett and Wylie
Wylie neighborhoods
Three of the larger neighborhoods on the City of Wylie's parcel map are Woodbridge (about 1,900 parcels inside Wylie, in many phases), Birmingham Farms (about 1,600 parcels) and Bozman Farm Estates (about 1,300 parcels). Each was platted in numbered phases, so two houses with the same neighborhood name can be years apart in age, with different slab designs and drainage plans. Tell the contractor which phase you're in.
Signs to watch for in a Wylie house
- Drywall cracks above doors and at ceiling corners
- Doors that drift open or closed on their own
- Cracks in the garage slab or driveway that keep growing
- Gaps between brick and window frames
- Water standing along the foundation after rain
What a foundation inspection involves
What foundation repair costs in Wylie
Published DFW cost guides put most residential foundation repairs between about $4,000 and $15,000, with a typical slab pier job around $5,000–$8,500. Drainage correction (about $2,000–$8,000) is a common add-on on newer, tightly graded lots. These are general DFW ranges, not Wylie prices. Full cost guide.
Permits in Wylie
The City of Wylie lists foundation repair among the projects that need a building permit; it's a checkbox on the city's Miscellaneous Building Permit Application. The city says residential permit review takes 5–10 business days. Wylie's building code amendments also require new foundations, and additions to existing post-tension foundations, to be designed and sealed by a Texas-registered engineer. Questions: City of Wylie Building Inspection, (972) 516-6100, option 3. Ask your contractor to confirm they'll pull the permit.
How it works
- Call or send the form. Tell us your street, what you're seeing and roughly when the house was built.
- We call you back first. We'll hear what's going on. If you want a contractor to look at it, we'll name the one independent local contractor we'd refer you to in Wylie, and share your details only after you say yes. Your details aren't sold to a list.
- They inspect and explain. Ask to see the floor-elevation readings and what they think is causing the movement.
You don't pay us. We may be paid by the contractor for the referral. How this works.
Wylie foundation questions
My house is only 15 years old. Can it really need foundation work?
Yes. On Houston Black and Ferris clay, a slab can move within a few years if drainage is poor or the soil wasn't prepared well. Age alone doesn't rule it out.
Is it still under the builder's warranty?
Check your closing paperwork. If there's a structural warranty, contact the warranty company before paying for repairs.
Does homeowners insurance cover it?
Usually not for soil movement. Damage from a sudden plumbing leak may be covered. Check your policy.
Is Two Lakes a contractor?
No. We're a referral service. The contractor does the inspection, the quote and the work.
