What makes a job cost more or less
- How many piers and what type. Deeper steel or drilled piers cost more per pier than pressed concrete.
- Slab vs. pier-and-beam. Pier-and-beam work can be cheap (shims) or not (replacing beams), depending on what's found in the crawlspace.
- Access. Interior piers mean breaking through floors. Decks, patios and landscaping in the way add work.
- Plumbing. If a leak under the slab is part of the problem, plumbing tests and repairs are extra.
- Drainage and trees. Gutters, grading, French drains and root barriers are often recommended on clay soils.
- Engineering and permits. An engineer's report or a city permit, where needed, adds cost and time.
- Warranty. Longer, transferable warranties are usually priced in.
How to compare quotes
- Compare pier count, pier type and depth, not just the total.
- Check what's included: plumbing test, drainage, cleanup, permit, re-check visit.
- Read the warranty: what it covers, how long, and whether it transfers.
- If quotes are far apart, an independent engineer can settle it.
Does insurance pay for it?
Usually not for normal soil movement. The Texas Department of Insurance lists earth movement among the things most homeowners policies don't cover. Damage from a sudden plumbing leak may be covered, and some insurers sell a foundation or slab endorsement. Check your policy or ask your agent.
When does it make sense to wait?
Hairline cracks that don't change are often cosmetic. Cracks that keep widening, doors that stop closing and floors you can feel sloping usually get more expensive the longer they go. Demand peaks in late summer and fall, so scheduling can take longer then.
